Mortgage with a co-borrower with lower credit score?

My fiance has a credit score of 810 (Transunion) and my credit scores are 651(Experian), 681 (Transunion),%26amp; 682 (Equifax). We are looking to purchase a $275k home with $30k down. Our combined annual income is about $100k. Will I be able to be a co-borrower? How will this affect the interest rate? Will we even get approved with the stricter bank guidelines? Thanks in advance for your help!!Mortgage with a co-borrower with lower credit score?
The interest rate will be determined using the credit score of the primary borrower.

Whoever earns more is considered the primary borrower.

Your mid-score, 681, is not bad at all.Mortgage with a co-borrower with lower credit score?
She has an excellent credit score. You can surely be a co-signer. In other words, Youre combined incomes and HER credit. Your interest rate might be a bit higher since you are considered a liability. But you also have a reasonable amount for a downpayment for a home with such a low price. (I'm from NYC and that is considered pretty low here.) Go for it and ask your financial advisor to assess you in this matter. Good luck!
Go for it. Unless you try you will never know. Your sales person will guild you through it and let you know what documents you might need to make your file look better. That is what they get paid to do (via their commission).
